The homeowner heard a gunshot at 6:30 AM. It was the torsion spring on their 14-year-old Clopay door snapping across the garage. The door was dead in the tracks, and the family’s two cars were trapped inside on a workday. We dispatched a technician with a matched spring pair already on the truck, sized by door weight and drum spec. The old springs were right-hand wound .250 wire, 2-inch ID, and both had fatigued at the same rate, which is typical in Olivenhain’s salt-air environment. Leucadia’s morning marine layer sits heavy against garage doors, especially on west-facing homes near the 101. This customer had a steel-back insulated door where the bottom panel had absorbed years of condensation. The facing was bubbling, the internal polystyrene was crumbling, and the steel skin was rusting from the inside out. A full door replacement wasn’t necessary. We sourced a matching Amarr panel from our distributor, color-matched to the existing sandstone finish, and swapped just the damaged section. The new panel got fresh vinyl weatherstripping and a drip cap to move future moisture away from the face. Door looks uniform now, and the homeowner didn’t pay for three good panels they didn’t need.

The old opener had been hanging from the ceiling since the Clinton administration. Chain-drive, no safety eyes, and a motor that groaned like a boat winch. The homeowner in Cardiff-by-the-Sea wanted something that wouldn’t wake the baby during nap time. We removed the dinosaur, reinforced the header bracket into actual framing (not just drywall), and installed a LiftMaster 84501 belt-drive unit. The new opener runs at ¾ HP with a DC motor, so it’s quiet enough to hold a conversation under it. We added battery backup, which is now code in California, and walked the homeowner through the MyQ app. The wall button went in at a comfortable height, not wherever the old installer left it. A teenager learning to park clipped the bottom corner of the door. The impact popped two rollers out of the vertical track and bent the bottom fixture. The door was hanging crooked, and the homeowner was worried they’d need a full replacement. We assessed the damage: the door sections were intact, but the track was tweaked and the rollers were shot. We loosened the track brackets, plumb-bobbed the verticals back to true, and replaced all ten nylon rollers with sealed-bearing units that roll smoother than the originals. A horizontal strut went across the top section to stiffen the door against future stress. The repair came in under the cost of a new door, and we left the garage cleaner than we found it.

Full Door Replacement in Encinitas Ranch

The original door was older than half the neighborhood. Solid wood, no insulation, and paint that hadn’t seen a brush since Y2K. The homeowner in Encinitas Ranch wanted curb appeal that matched the home’s recent exterior remodel. We measured the rough opening, checked headroom and sideroom, and specified a Clopay Gallery Collection door in a short-panel carriage-house design with faux strap hinges and handles. The Intellicore insulation gives an R-value of 18.4, which matters on east-facing doors that bake all morning. We installed a new torsion spring system, a LiftMaster 8587 heavy-duty opener, and programmed remotes before we left. The neighbor across the street came over to ask who did it. That’s the kind of call we like getting.

Emergency Cable Repair on a Holiday Weekend in Leucadia

Saturday of Memorial Day weekend, 8:47 PM. The call came in because one lift cable had unraveled from its drum and the door was sitting cockeyed, three feet off the floor. The homeowner had tried to force it down and made it worse. We don’t recommend touching a door in this state. The remaining cable is under extreme tension, and the torsion spring is carrying an unbalanced load. Our technician arrived with gloves, winding bars, and fresh 1/8-inch galvanized aircraft cable. We secured the door, released the spring tension properly with winding bars (never screwdrivers, never pliers), replaced both cables as a matched set, and re-tensioned the spring. The door was level and safe by 10:15 PM. The live person who answered the phone at 8:47 was still on shift when we called in the completion.
